Hard Money Loan Scenarios
Inheritance & Probate
Hard money financing for inherited and probate real estate. When heirs need to refinance, repair, or sell inherited property quickly. Fast funding in 7–10 business days. Non-owner occupied. Utah and nationwide.
How Hard Money Fits This Situation
Inherited and probate properties often need quick refinancing, repairs before sale, or a bridge until the estate is settled. Banks can be slow and hesitant with estate-related title. Hard money loans can provide short-term financing secured by the property so heirs can move forward.
Our lending partners look at the property's value and your exit strategy—selling once probate is complete, or refinancing into a conventional loan. The property must be non-owner occupied (investment-purpose); we do not finance primary residences. When the numbers work and title/estate issues can be resolved, many of our investors will fund inheritance and probate scenarios.
Funding in 7–10 business days is typical for qualifying deals. Title and estate documentation are part of the review; we do not provide legal or probate advice.
Why Consider Hard Money

- Asset-based underwriting: property value and exit strategy
- Property must be non-owner occupied; no primary residence financing
- Title and estate documentation reviewed as part of underwriting
- Common exit: sale after probate or refinance into conventional loan
